What we can do for you

1. Schematic design

Schematic design is the first phase. We will talk with you to determine the project basic requirements and your goals. We will prepare rough study drawings that illustrate the basic concepts of the design. Initial cost estimations, based on project size and complexity, are also an important part of this phase. We will produce rough drawings, floor plans, elevations and often illustrative sketches or computer renderings.

3. Construction documents

Once you are comfortable with the drawings produced from the design development phase, we can move on to the construction documents. The construction document phase produces drawings with more detail which are used for the construction of your project. We will send this set of drawings to contractors for pricing or bidding as well as to the building department for required permit approvals.

2. Design development

Design development collects the results from the schematic design phase and takes them one step further. This phase involves finalizing the design and specifying such items as materials, window and door locations and general structural details. Design development usually yields a more detailed construction cost estimate, including: site plan, floor plans, elevations and section drawings with full dimensions.

4. Construction administration

During the Construction administration phase of the project we will provide a close supervision to coordinate the project with you and the selected contractor. We will oversee the contractor’s work to ensure that the materials and the construction techniques used are in compliance with the Contract Documents and to ensure the successful and timely completion of the project.

Our job is to turn your ideas and aspirations into imaginative, workable solutions – and it’s what we love to do. When you contact us, we will run through a “reality check” with you on the phone to make sure the budget you have in mind will cover the work you’d like to do. If that conversation is positive, we arrange to meet to discuss what you would like to achieve both now and long term. We’ll walk around your building or site, talk about your ideas, offer some of our own, and see if there’s a good fit between our skills and your needs.
